Canyons Condos Guide
Trying to sort out your condo investment opportunities in Canyons Village at Park City Resort?
First let's consider some of the condo-hotel properties that have front-desks to facilitate your rental management activities.
Pendry Park City is the most trendy and luxurious of these properties, with a roof-top pool, multiple restaurants, and wonderful services. Vail Resorts finally completed the new Sunrise Gondola right next to Pendry!
Lift Park City condos right next door are new contemporary designs. Smaller than Pendry, the Lift project has a nice pool, small gym, and some inviting outdoor areas.
Sundial Lodge was built 20 years ago, but the location is excellent right in the core of the village. You'll find prices a little lower here than Pendry and Lift. Great ski in/out location though!
Silverado Lodge values have been suppressed a little bit over the past couple of years because of some significant special assessments for capital improvements (upgrades of elevators, replacement of HVAC systems). This location has been a little awkward in the past (not ski in/out), but Vail announced it's planning to replace the existing cabriolet with a new larger gondola and add a new load/unload mid-station station right next to Silverado!
Waldorf Astoria Park City Approach with significant caution at this point. The on-site managment company apparently did NOT pay condo owners their share of last ski season's rental revenue?! It'll take some time to unwind what happened/where the money went/will the owners ultimatly get their revenue checks? This explains why you see inventory building and prices dropping at this once-esteemed condo-hotel.
Grand Summit is a 1/4 fractional ownership model.
There are some other opportunities near the base of Canyons Village that don't have front-desks.
The Ridge at Canyons Village are big, beautiful, contemporary townhomes that have ski-in access. You can walk across the VIP parking lot to the Sunris Gondola to start your ski day.
Blackstone townhomes and Blackstone Flats are newer (within the past 10 years) construction in the Lower Village. They're not ski in/out, but it's right across the street from the main Canyons parking lot so not inconvenient.
White Pine Canyon Village are a step-up in quality from Blackstone. The project is nerly build-out, but there are still some pre-construction opportunities and a couple of resales available for salt this ski season.
Red Pine and Hidden Creek were the original townhomes/condos built at Canyons Village back in the 1970's. Some have been nicely remodeled--others are in 'classic' condition.
These two particular properties are exempt from the Canyons Village Master HOA association, so you won't be subject to the CVMA Transfer fee here--currently 2% of the purchase price every time a property in the CVMA area trades hands.
