New Construction in Deer Valley
If you like the idea of brand-new construction, most of that sort of inventory is over in the new Deer Valley East Village. Here's a link to a summary brochure of all of those opportunities. But prices are sky-high for freestanding homes and townhomes there.
If you're willing to be a short drive from skiing, the development of the new East Village base area makes all the new properties around Jordanelle Reservoir suddenly feel a lot more convenient! And your dollars stretch a lot further here vs. on the ski area side of hwy 40. Here's a link to some of the brand-new Jordanelle/Mayflower homes for sale. The homes in Amanti Lago and Skyridge include transportation service to/from the new base village.
Townhomes in the Mayflower area are even more affordable than what you'll find in Upper or Lower Deer Valley, but they're brand-new! Mayflower Lakeside and Sage Hen are a couple of larger townhouse style homes with attached garages that live like homes, not small condos.
Lower Deer Valley/Snow Park
This is the historical main base area for Deer Valley Resort. The existing surface parking lots will be re-developed at some point--it was slated to start in 2025, but then the resort decided to focus on adding the 10 new lifts that were installed last summer, and the 100 new ski runs. No word yet when Snow Park re-development is slated to commence.
Lots of the single family home neighborhoods in Lower Deer Valley (Snow Park Area) include a skier shuttle app (like uber) that will bring you and your family to/from skiing during the winter months.
Heads-up: The Hidden Meadows neighborhood does not allow short-term vacation rentals. So if you decide you would like the potential flexiblity to rent when you're not in residence, I'd avoid that particular area. But Solamere, The Oaks, Royal Oaks, Nordic Village all allow short-term rentals.
The lowest-priced townhomes you'll find in Deer Valley are the Lower Deer Valley/Snow Park area. If you might consider a large townhome that lives more like a home--large family gathering areas--with the ease of condominium ownership, check out the Pinnacle Condos in Lower Deer Valley.
Upper Deer Valley/Silver Lake Village
This is the area around Stein Eriksen Lodge and Silver Lake Lodge. Very limited inventory of homes & condos for sale here right now, because the ski access is so easy. Here's a link to the Upper Deer Valley homes for sale. And also Upper Deer Valley Condos for sale.
Deer Crest
Deer Crest is the Deer Valley heighborhood where you'll find the St. Regis Deer Valley and also the new Founder's Place condos that are almost finished being built just down the ski run from St. Regis.
Deer Crest homes are all all ski in/out (the exception is Snow Top) and prices reflect this. At a more attainable price point, the new Havens at Deer Crest project is taking reservations now--they're near the bottom of the Jordanelle Ski run as you approach the Jordanelle Gondola building.
Empire Pass
Empire Pass homes are found at the far western edge of Deer Valley resort, closer to the shared ridgeline with Park City Resort. Ownerhip of a home here could allow you to join the private Talisker Club (Picture a ski and golf country club with private amenities for members-only).
You'll find some incredible townhomes in Empire Pass as well that are either ski in/out or just a short walk from skiing at Ironwood and Larkspur.
On the topic of rentals...
Rental management isn't our core business. We're happy to introduce you to a couple of great local property managers who can answer your specific questions. Butit's reasonable to assume that it's viable to potentially offset your annual property taxes, HOA dues, Insurance, and Utilities with rental revenue if you choose to do so in Deer Valley. Probably not much left-over cash flow to apply towards debt service though.
