Factors to Consider When You Are Considering Colony Land

Researching a lot in The Colony in Park City involves several factors that you should consider. Here are some things to keep in mind when you're evaluating Colony land parcels.

  1. Proximity to the Colony Gatehouse: Consider the lot's location in the community.  Some Colony lots are close to the gate house.  Some are way at the top of the mountain.  If you are looking for a primary residence, you may want to be close to the gatehouse if you're going to be running back and forth to school, activities, etc.  If you're looking for a vacation home, you may appreciate the privacy of being more remote higher up the hill?

  2. Other Location Factors: Lots that are closer to amenities such as ski lifts, trails, or community facilities may be more or less desirable, depending your criteria.

  3. Solar orientation:  Some Colony land parcels are surrounded by dense trees and have incredible privacy, but they're inherently shady in winter months.  Other Colony land parcels are located in more open locations on the ridge and offer sweeping views and more natural sunlight. 

  4. Views.  If you're contemplating purchasing Colony land, be sure you love the view before you plunk down $5+m!  Every lot in The Colony has a site map that shows the major view corridors, protected vegetation, maximum heights, etc.

  5. Size: Think about the size of the lot and how it will accommodate your home's design and your lifestyle. Larger lots may provide more privacy and room for outdoor activities, but they may also be more expensive.

  6. Design Guidelines:  The Colony at White Pine Canyon has a comprehensive document that explains all requirements to build on your new Colony land parcel.  The Colony has strict requirements about maximum site disturbance area, allowable driveway grade, lighting requirements, strict maximum heights, fencing guidelines, and many other considerations.  Please review these with your architect to limit your risks of not being able to build the home of your dreams in The Colony.
  7. Topography: Look at the lot's topography and determine if it is suitable for your desired home design. Steeply sloped lots may require more excavation and foundation work, which can add to construction costs.  Some driveways in The Colony can be very long, stretching hundreds of yards.

  8. Soil conditions: Check with the developer or a soil engineer to determine the soil conditions on the lot. Rocky or unstable soil may affect construction costs or even the feasibility of building on the lot.

  9. Legal restrictions: Consider any legal restrictions or regulations that may impact your use of the lot.  Most Colony lots allow you to construct 3 different structures, but not all do!  Some Colony land parcels are 'equestrian' lots that allow horses.  Most do not.
